Our goal is to make the home as attractive as possible to potential buyers.

3. Compliance Check

As your agents, we’ll handle meetings with the town to ensure your property meets all necessary regulations.
Addressing compliance issues beforehand reduces the likelihood of buyers using them to negotiate a lower offer.

4. Surveying (Optional)

While a survey is traditionally a buyer’s responsibility, we recommend getting one before listing to expedite the transaction, especially for buyers seeking a quick close. If applicable, this is also a great opportunity to request a Pool Envelope, which can add value by preparing the property for future pool installation.

5. Listing Goes Live

Once your listing is active on our website, we’ll schedule showings for prospective buyers, initiating the active phase of marketing your home.

6. Open Houses and Market Feedback

Open houses provide an excellent opportunity for buyers to view the property and for us to gather feedback. If needed, we’ll reassess pricing after the initial open houses to align with market expectations. Overpricing can delay the sale, so adjustments may be necessary.

7. Clear Communication

We prioritize transparent communication through your preferred channels—whether by phone, email, or text—to keep you updated at every stage of the process, ensuring a smooth path to closing.

8. Receiving and Evaluating Offers

Upon receiving an offer, we’ll promptly review the details with you. Together, we’ll decide whether to accept, counter, or decline, considering both price and terms. Sometimes, the best offer may involve favorable terms rather than just the highest price.

9. Reaching an Agreement

Once an agreement is reached, we’ll generate a memo of sale detailing all relevant terms and parties involved. This memo is shared with the attorneys to streamline the contract process, ensuring everyone is aligned.

10. Scheduling Inspections

After the agreement, the buyer will typically arrange an inspection. While this is their responsibility, we recommend that sellers allow access but remain offsite during the inspection. Please note that the inspection report belongs to the buyer and is not available to the seller unless explicitly shared.

11. Final Walk-Through

Within 24 hours of closing, the buyer will perform a final walk- through to confirm that the property’s condition aligns with their expectations. It’s advisable for sellers to vacate the premises for this step, which also ensures the home is empty, clean, and ready for its new owner.

14. Closing

On closing day, depending on the arrangement, you may either attend the closing or grant a power of attorney to handle it on your behalf. Once funds are transferred and paperwork is signed, the property will officially change hands, and keys will be handed to the buyer.
